How Does Void Areas Affect Private Property Pricing? | ASK Ep 35 (Marc Chan)

Today, Marc Chan is going to share about how does void areas affect the private property pricing in Singapore. 

We’ve been getting some questions with regards to how void areas actually affect private property pricing. So first off, let’s talk about what are these void areas and how do they actually come about. So if you typically look at a condo development, usually on the top floor of the development where it’s usually a penthouse or sometimes it’s a regular unit, but it has a higher ceiling space. These areas are then classified as void areas, meaning you technically just have air space and you’re actually paying for this air space in the unit itself. So just an estimate, normally for ceiling heights that go above like a 3.3 or four-meter type of a ceiling, that is when it constitutes a void area space. When you’re today looking on maybe some of the property portals, you’re looking at prices of, let’s say a three-bedroom unit today, and you notice there’s this odd outlier, this unit which has a distinctly lower PSF pricing versus the other units.
